Throw the whole thing at us. We'll handle it.

One team, one conversation, every step of buying in Japan — done. You never have to set foot in the country. We handle the entire chain end-to-end, in English, from wherever you are.

  • Find

Off-market properties from our network of owners and real estate professionals — matched to your budget, region, and use case.

  • Inspect in person

Our team physically walks every house and sends you honest photos, video, and a written condition report.

  • Paperwork & closing

Contracts, title transfer, tax filings, judicial scrivener, remote signing — handled bilingually so you never touch a Japanese form.

  • Renovation

Our own contractor network quotes, rebuilds, and finishes the property — from a light refresh to a full akiya restoration.

  • Furnishing

Fully kitted out and photo-ready, whether it's a family second home or a rental you'll never live in.

  • Property management

Our in-house management arm handles tenants, cleaning, utilities, taxes, and the neighbours after you get the keys.

The gap in this market

Most of what you'll find is either a scrapbook or a database.

01 · The Instagram accounts

Listing accounts show you photos scraped off Japanese websites — some are stale, some aren't even real.

02 · The big platforms

Huge databases, glossy filters — but they've never walked through a single house they list.

03 · Us

We physically inspect every property we send, and we're the ones who fix and manage it afterward — not a 'partner agency' we hand you off to.

A note from us

Hi — we're a small team, and we actually live here.

We started Tokai Owners Club a few years ago here in central Japan because friends abroad kept asking us the same thing: "Is it real? Can I actually buy a house in Japan?" The answer was yes — but only if someone bilingual was willing to walk through it with you, show up at the town office, and stay after the sale to actually fix and manage the place.

So that's what we do. We're bilingual, we're based here in the Tokai region (the Nagoya area), and we run a renovation crew and a property management company alongside the newsletter. Japan Owners Club is us opening the same service to buyers worldwide.

Our Network Partner

The properties come from a real network — here's whose.

Off-market listings don't come from nowhere. Ours come largely through Noritaka Kato (加藤至貴), founder of Tokai Owners Club (東海大家の会) — a community of property owners and real estate professionals he started in 2014 after inheriting a property portfolio, and its debts, at 24 with no real estate experience.

He learned the business by knocking on his own tenants' doors to rebuild records that had never properly existed. That tenant-first approach has kept his own properties at roughly 90% occupancy ever since — enough to land him on the cover of Uchikomi! Times, a national magazine for Japanese rental-property owners, as a model of community-minded ownership.

Today, Tokai Owners Club brings together several hundred property owners across Aichi, Gifu, and Mie, meeting regularly to share deals, negotiate financing, and support each other through the realities of owning rental property in Japan. When a member is ready to sell — often before a property ever reaches a public listing site — we're usually the first call. That's the off-market pipeline behind what we send our subscribers.

Noritaka Kato featured on the cover of Uchikomi! Times, a magazine for Japanese rental-property owners.

Two easy ways to meet us — online, or on the ground in Japan.

Talk to a real person. No pitch, no pressure.

Book a free 15–20 minute call with our team. Ask anything — whether Japan is realistic for you, what a specific area is like, how the process actually works. We'll tell you honestly, even if the answer is "not yet."

Book a free call

Come see the properties yourself.

We'll build you a custom 2–3 day itinerary of vetted properties in your budget and area of interest. We meet you in person, translate, and guide you through every viewing — no scripted sales tour, just an honest look at real places.

Both are meant to build a real connection before any big decision — not to sell you anything on the spot.
