Access to the network, while you get ready.
Most people are not ready to buy the week they first look. Membership keeps you close to the properties, the numbers, and the people in Japan until you are, and it is how we share the opportunities we cannot publish openly.
Member-only and off-market opportunities
Properties that reach us through the owner network before, or without, public marketing. Sellers agree to a private introduction, not a public listing, which is why these cannot be sent to an open list.
First look
Where a property will eventually be marketed publicly, members see it first.
The monthly seminar, translated
Tokai Owners Club runs an in-person seminar each month in Nagoya with a guest speaker, covering land ownership, tenancy, taxes, and investing in Japan. Members get the recording, slides, and notes subtitled and translated, plus a monthly group call.

What owners in the network are actually seeing on prices, rents, and contractor availability.
Direct contact
A private group with our team and other members, and introductions to our contractors with real quotes.
What membership is not
- Membership does not guarantee that a specific property will be offered to you.
- Off-market does not automatically mean discounted, or a good investment.
- Not every member sees every opportunity; some sellers set conditions on who is introduced.
- Membership is not brokerage, and is not required to work with us on a purchase.

$10 / month
Founding rate for the first 100 members, held for as long as you stay subscribed. After that, $20/month or $200/year. Cancel any time.
