Where are you based, and where can you find me a property?

We're based in the Tokai region of central Japan (the Nagoya area, between Tokyo and Kyoto), with the deepest network of owners, real estate professionals, contractors, and property managers across Aichi, Gifu, and Mie. We also work with buyers worldwide and source properties across Japan, including Tokyo, Osaka, Kyoto, Nagano, Hokkaido, and Okinawa. When a property sits outside our home region, we bring in vetted local partners and still coordinate the whole purchase end-to-end.

Can foreigners buy property in Japan?

Yes. Japan has no restrictions on foreign property ownership; non-residents can buy houses and land outright with full freehold title, no visa required. We handle the entire process remotely, from off-market akiya sourcing through paperwork, title transfer, renovation, and property management, so you never need to fly in unless you want to.

Does buying property give me a visa?

No. Buying real estate in Japan, akiya or otherwise, does not grant residency, a work permit, or any long-stay visa on its own. We're upfront about this because it's a common myth; anyone who tells you a house purchase is a shortcut to living in Japan is misleading you.

Question 4

Do I need to speak Japanese?

Accepted Answer

No. Our bilingual team handles every document, contract, and conversation with agents, contractors, tax offices, and town halls in Japanese, and translates everything back to you in plain English. That's the entire point of Japan Owners Club, you shouldn't need to learn Japanese to own a house in Japan.

Can I get a Japanese mortgage as a non-resident?

Generally no. Japanese banks rarely lend to non-residents without permanent residency or a Japanese employer, so most of our foreign buyers purchase in cash. That's realistic at these prices, many akiya and rural houses we send subscribers are under US$100K all-in including renovation, and plenty are under US$50K.

Do I need to be a paying subscriber to get help from you?

Not at all. You can email us anytime, book a free intro call, or join a property tour without ever subscribing. The paid membership is for people who want off-market akiya listings and priority access to our pipeline, but real support is available to everyone, subscriber or not.

What does the full service cost beyond the subscription?

It depends on the property and scope, so we quote case by case and always upfront, before you commit to anything. Brokerage commission follows Japan's legally capped standard rates through our licensed partner Mariage Inc. Renovation and property management are quoted per project by our contractor network and LINO Inc., our management arm. No hidden fees; if a cost exists, you'll see it before you sign.
