How it works

Seven stages, from a rough idea to a property you own.

Not every buyer uses every stage. Some people come to us with a listing they found themselves and only need inspection and negotiation. Others hand over the whole thing. Below is the full sequence and who handles each part.

  1. 01

    Define the search

    Budget, area, intended use, timeline, and property type. This is a conversation, not a form: most buyers change their criteria once they understand what a given budget actually buys in a given prefecture.

    Source

    We search public listings, broker inventory, and our owner network in Aichi, Gifu, and Mie. Some properties reach us through Tokai Owners Club members before they are marketed publicly, and some are never marketed publicly at all.

  3. 03

    Inspect

    Someone from our team goes to the property. You get photos, video, our notes on condition, and the available documents: registry extract, floor plan, land survey where one exists. If the house has structural problems, you see them before you decide.

  4. 04

    Negotiate

    Price, conditions, timing, and what the seller will and will not do before handover, discussed in Japanese with the seller side and reported back to you in English.

  5. 05

    Contract and close

    The transaction is handled by our licensed brokerage partner Mariage Inc. (株式会社Mariage). The explanation of important matters (重要事項説明) is delivered by a licensed agent and translated for you. A judicial scrivener registers title. Funds move from your bank into the closing process; we never hold your purchase money. You are the buyer on the contract.

  6. 06

    Renovate and set up

    Itemised quotes from our contractor network, scope agreed in writing, then progress photos through the build. Furnishing and rental-ready setup where you want it. Not every buyer needs this stage.

  7. 07

    Own from overseas

    Mail and notices received and translated, utilities, caretaking between visits, tenant handling and rent collection where the property is let. Management runs through LINO Inc. (株式会社Lino) and is optional.

The buyer is always the purchaser on the contract. We do not buy property on your behalf, hold your funds, or give tax or legal advice.
